The Top Ten List - How To Sell Your House

One of the biggest mistakes people make when selling a house, is not understanding real estate value. Let's face it - nobody cares about how much you think your home is worth. The value of your home, and any improvements you made, is determined by buyers. So don't go around telling other people about what a lovely fireplace your home has - they don't care what you think about the damn fireplace! We have ten easy tips for you to consider, and we already have a bonus one for you - think of what the customer wants first and foremost.

Selling Your House - Ten Easy Tips

Market familiarity. Do some research, find out how much other houses have sold for, but don't discard the research - use it when giving examples to prospective buyers.

Decide on your minimum price - the price below which you will just not move. While you can definitely work with buyers who offer more than the minimum, don't let your agent in on that minimum amount.

Clean the most visible things first. Perhaps a new mailbox would be neat? If buyers fall in love with the house before they even enter it, they'll forgive a lot of problems.

Take initiative to clean up your neighborhood! Get everybody to help out, say, spend about $10 to have a neighbor's kids clean up if they have a pig sty for a yard. And pay them another $20 to have them sort out the flowers - that way, buyers will see curb appeal not just in your home but in the entire neighborhood.

If the phone isn't exactly ringing off the hook, ask why this is so. Is more advertising necessary, or is the price too high? Drop it fast, if price is the problem.

Accept constructive criticism from prospects. They will be more objective than you. For example, if you keep hearing about a dark, gloomy kitchen, then bust that white paint out and start paintin'!

You will want to find out your area's average sales time. If your house is taking longer than average to sell, there is a problem. The problem is usually the price.

Be sure to ask your real estate agent what they plan to do - before you sign a listing agreement. Take down everything they say and make their word their bond.

If there is anything that needs to be repaired around your home, get a quote for the repair costs. Buyers may insist that you pay $7,000 to have that leaky roof of yours fixed...until you tell 'em hey, this quote shows four thousand bucks!

Try to maximize your return on investment by making improvements that could add value to your home. For example, what may seem like a perfectly good driveway may need to be sealed for a cost of about $300. Consider first those things that are most visible.

There are dozens of things you can do to sell your house faster, and get a better price. These things, especially those that are most obviously in need of improvement, could also help your home sell even faster.

Tips For Selling A Home What Is The Best Color?

In the real estate market, love at first sight is a concept that would apply. Do you know what is the best house color that you can sell your home to a love struck buyer.

When You are Selling a Home, Which Color Should You Choose?

Do you make an effort to snazzy yourself up when you go to social events? Of course you do. In forming relationships, the key factor would be attraction and this simple fact is the same when it comes to your house. Making your house look good for the dates with potential buyers is a must when you put it on the market. The color you choose for your house can make all the difference.

First of all, there is no right answer to the best color. The makeup of your home and the surrounding landscape is where the decision would depend on. Here are some of the issues we can look at.

Regardless of the color that you choose, it should not clash with the other homes in the neighborhood. With an otherwise appropriate color, your house could end up being an eye-sore.

The Roof. Have you checked the color of the roof on your home? It's likely that the best choice would probably be off-whites if it is a red tile roof. Don't use dark green. Make sure that the paint color doesn't clash with it unless you are going to invest money in a new roof.

What about the Highlights? If you need to emphasize a particular part of your house, then what you can do is use light colored paint around it to draw attention.

Hiding it. Conversely, you can use darker colors to draw attention away from the parts of the house that you've noticed are mundane.

Keep in mind that the color you choose will have a washed out appearance on large flat surfaces such as the side of a garage.

Now we get to the fun part. Make a preliminary list of colors and buy small cans of each color after you have considered the above issues. In a private area of the house, start applying samples strokes a couple feet long and a foot or so wide. You can paint examples in both shaded areas and areas that are exposed to the sun.

Do not immediately judge the results of your experiments. What you can do instead is wait for a few hours for the paint to dry and then begin comparing. Taking on a very different appearance than wet paint is dry paint.

You can then take a long look at each sample once the paint is dry. Typically, what you will find is that the colors look different than you thought they would. You may find one color is perfect or you may find something a little different would be best. You'll have come up with the best house color to sell your home either way.
