The Top Ten List - How To Sell Your House



One of the biggest mistakes people make when selling a house, is not understanding real estate value. Let's face it - nobody cares about how much you think your home is worth. The value of your home, and any improvements you made, is determined by buyers. So don't go around telling other people about what a lovely fireplace your home has - they don't care what you think about the damn fireplace! Market familiarity. Do some research, find out how much other houses have sold for, but don't discard the research - use it when giving examples to prospective buyers.

Decide on your minimum price - the price below which you will just not move. While you can definitely work with buyers who offer more than the minimum, don't let your agent in on that minimum amount.

Clean the most visible things first. Perhaps a new mailbox would be neat? If buyers fall in love with the house before they even enter it, they'll forgive a lot of problems.

Take initiative to clean up your neighborhood! Get everybody to help out, say, spend about $10 to have a neighbor's kids clean up if they have a pig sty for a yard. And pay them another $20 to have them sort out the flowers - that way, buyers will see curb appeal not just in your home but in the entire neighborhood.

If the phone isn't exactly ringing off the hook, ask why this is so. Is more advertising necessary, or is the price too high? Drop it fast, if price is the problem.

Accept constructive criticism from prospects. They will be more objective than you. For example, if you keep hearing about a dark, gloomy kitchen, then bust that white paint out and start paintin'!

You will want to find out your area's average sales time. If your house is taking longer than average to sell, there is a problem. The problem is usually the price.

Be sure to ask your real estate agent what they plan to do - before you sign a listing agreement. Take down everything they say and make their word their bond.

If there is anything that needs to be repaired around your home, get a quote for the repair costs. Buyers may insist that you pay $7,000 to have that leaky roof of yours fixed...until you tell 'em hey, this quote shows four thousand bucks!

Try to maximize your return on investment by making improvements that could add value to your home. For example, what may seem like a perfectly good driveway may need to be sealed for a cost of about $300. Consider first those things that are most visible.
